Landlord Process

1Energy Performance Certificate

Before marketing your property it is a legal requirement of have an Energy Performance Certificate (EPC) in place. Stace & Co Estate Agents can organise this for you.

2Selective Licensing

Some properties in Hastings and St. Leonards are required to have a license obtained from the local council before a tenant can take up residence, we can advise you on this.

3Proof Of Indentity

You will need to provide us with proof of residence and identity as required by the Money Laundering Regulations 2003.

4Keys

Please provide us with keys and access details for viewings of which will be accompanied by a member of our staff.

5Applicant Suitability

Before proceeding with applicants, we will discuss their information with you to ensure they are suitable tenants for you and your property.

6Applicant Referencing

Acceptable applicants will be required to go through a referencing process which looks at their credit, employment and residential history and their Right to Rent as per the Right to Rent Act of 2013. Further referencing if required can be obtained via Rent4Sure.

7Landlord Documentation

If they are not already available, we will organise the Landlords Gas Safety Certificate, Portable Appliance Test, Inventory, Electrical Inspection etc.

8Getting Prepared

In most cases a Tenancy can start within 10 days of you accepting the applicants as prospective tenants, it is a quick process so you need to be prepared. If you are struggling with preparing the property i.e. cleaning, gardening, carpets, general maintenance etc, plase let us know, we will be able to help.

9Tenancy Start Date

On the Tenancy Start date the tenants will have already paid their rent and deposit, they will sign the Tenancy Agreement and they will go through the Inventory of the property with a member of staff. At this point the keys are handed over.

10Sign Tenancy Agreement

We can sign as landlord on your behalf or you will need to arrange to sign the Tenancy Agreement at your earliest possible convenience.

11Deposit

The Tenants deposit will be registered and paid over to the Deposit Protection Service.

12Payment

And Finally, you get paid your first month’s rent less any expenses.
